NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated April 21, 2016, executed by Kendel J. Simon and Kristine M. Simon as mortgagor(s) to 1st United Bank as mortgagee in the original or maximum principal amount of One Hundred Fourty Thousand and 00/100 ($140,000.00) Dollars, recorded with the Goodhue County Recorder, State of Minnesota, on April 28, 2016, as doc. no. A-629861; that there has been compliance with all notice provisions and conditions precedent as required by law; that no action or proceeding has been instituted at law to recover any part of the debt secured by said mortgage;
That the mortgagee or assignee has elected to declare the entire sum secured by the mortgage to be immediately due and payable as provided in the Note and Mortgage;
That there is claimed to be due thereon the sum of One Hundred Thirty-Nine Thousand Four Hundred Ten and 45/100 ($139,410.45) Dollars on this date; and
