NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of a mortgage dated September 27, 2002, executed by Wayne E. Hinrichs, as mortgagor(s) to Associated Bank as mortgagee in the original principal amount of Fifty Thousand ($50,000.00) Dollars, recorded with the Goodhue County Recorder, State of Minnesota, on October 4, 2002, as doc. no. 473710; the principal balance was increased to $73,000 pursuant to Modification Agreement recorded on December 23, 2002 as doc. no. 477733; that all pre-foreclosure requirements have been complied with; that no action or proceeding has been instituted at law to recover any part of the debt secured by said mortgage; that there is claimed to be due thereon the sum of Fifty-nine Thousand One Hundred Thirty-three and 03/100 ($59,133.03) Dollars on this date; and that pursuant to the power of sale therein the mortgage will be foreclosed and the property in Goodhue County, Minnesota, described as follows:
